Recent reports on the rental rates for HDB shop units and closure of prominent local retail and F&B businesses following rent hikes have raised concerns. While it may seem like landlords are profiting by raising rents and pushing out tenants, the story is more complicated. Provost’s Chair Prof Sing Tien Foo from the Department of Real Estate at NUS Business School comments that in today’s retail environment, with e-commerce encroaching on retail foot traffic and Singapore shoppers flocking overseas, overly aggressive rent hikes can hurt landlords as much as they can hurt tenants.
