Since the COVID-19 pandemic struck, private residential prices in Singapore have continued to surge. The latest round of cooling measures by the Government include an increase in the additional buyer’s stamp duty (ABSD). According to Provost’s Chair Professor Sing Tien Foo from the Department of Real Estate at NUS Business School, the goals of the ABSD hikes are twofold – slow capital inflows that make Singapore residential property a hot investment asset and impose higher costs on price-sensitive local investors buying second and subsequent properties.
